Terms and Conditions 

  • Sat 4pm check in – Sat 10am check out, or other days by arrangement.

  • £150 combined booking & security deposit payable on booking.

  • Full rent is to be received 4 weeks before start of rental period.

  • The £150 security deposit will be refunded within 2 weeks of end of rental period assuming all is in order.

  • Any substantial damage or breakages and consequent costs arising will be deducted from the deposit: however, we would hope to agree any amount with you.

  • In the case of cancellation we will refund £100 of the deposit and the full £150 if we are able to re-let the week that was booked.

  • Fuel (LPG gas and electricity), towels & bed linen included. A heating surcharge of £30 per week applies from October to March, except during peak Christmas and New Year weeks, when there is no surcharge.

  • A bag of logs is provided on arrival. Further bags are available at £4.00 per bag.

    We will leave enough kindling and firelighters to get you started on the first day.
  • BT anytime phone package and 10 Gb/month internet provided. Calls to mobiles / premium numbers / international numbers, and heavy use of internet eg. downloading movies, are chargeable (BT charge £1/Gb) and may be deducted from security deposit, at the owners' discretion.

  • No smoking anywhere inside the house and those smoking outside, please use ashtrays.

  • It is expected that guests will leave the house clean. If you are unable to do this, a cleaning surcharge of £50 may be made.

  • Please declare any accidental damage as soon as possible so we can arrange repairs / replacement for you if possible, and before the next guests arrive.

  • Your vehicles and their accessories and contents are left entirely at your own risk as are all personal belongings left in the property.

  • Use of the trampoline is entirely at your own risk. Instructions for safe use are provided.

 Terms and Conditions for winter stays

  • There is a normally a heating surcharge of £30 per week from October through March. However, during the peak weeks of Christmas and New Year, there is no surcharge – central heating is included in the rent.

It does not often snow at this altitude in the southwest of Scotland, which has a generally mild climate. Over the last 25 years there has only been snow once or twice at Christmas. However, snow is possible: if it falls, the cottage is insulated and warm and can be very beautiful! but you should be aware of the following conditions and advice:

  • If snow or other bad weather closes main roads or otherwise prevents you from setting out on your holiday, or from arriving, we will be unable to refund your booking: so please make sure you have travel insurance.
  • If snow falls we will arrange for the track up to the cottage to be cleared to allow access, and we will supply grit and salt as needed.
  • If there is persistent snow and we cannot clear the track, or if you prefer, we will arrange for you to park down at Genoch farm: from where it is a half-mile walk up to the cottage.
  • We suggest that because of the small risk of snow, a winter visit is not suitable for anyone elderly or with any medical condition that make it difficult for them to walk. Please bear in mind that small children may need to be carried!
